The site occupies a central, pivotal location in east-west and north-south movement and communications corridors, benefitting from direct access to Junction 26 of the A55 and frontage and profile to this key economic development driver in Denbighshire.

The site is being promoted through the planning system and an outline planning application has reently been submitted for a scheme of 1,715 dwellings (including affordable homes); 950,000 sq ft commercial floorspace; local and daily retail needs provision; community facilities; education provision; public transport improvements; an 80 bed care home and 20 close care apartments; and multi-functional green infrastructure, which includes parkland, sports pitches, children’s play areas, informal open space, interpretation facilities, allotments, community orchards, woodland, meadows and surface water attenuation.

The emphasis will be on sensitively accommodating development within the established and resilient landscape structure, creating a green environment within natural boundaries that can deliver long term sustainable growth.
